About this space

One bedrm downstairs home in a duplex, tile & carpeted, fully furnished w/ organic bamboo fiber queen bed. Stocked full kitchen; stove, refrigerator, w/ blender, coffee French press & toaster oven. Cookware, knives, utensils, salad spinner & more. Recliner couch in living room. An area for a computer. 55” TV for streaming. 43” in bedroom. North of town 1 mile. You will need a car. Very fast WiFi, 457mbps. Forest all around….new carpet (2022).

The space

Quiet and convenient. Outside garden area for cooking, relaxing. It is comfortable, has everything you need and a nice respite, home base or quick overnight stay.

Fully furnished with nice kitchen ware, cast iron skillets, dishes, pots and pans. Full size refrigerator, new as of November 2021. It is an all electric place. Bullet blender and regular blender and French press or single cup drip for coffee. There is a 30” electric cook stove & oven. There is a nice air fryer toaster oven.

Recliner couch in living room can sleep 1, this replaces the futon we had (September 2021 new couch). …comfy. Futon chair can sleep one on a tri-fold futon floor mattress, best for kids.

Areas for a computer or two.

Please know it can be chilly during the winter and the heater is not set on 24/7 during its empty times. We set it on auto for 6-7 hours at night. Then, we go in and set it higher before arrival, you leave it on; it warms up nicely after a few hours.....

Being a duplex, there is an upstairs tenant. You do NOT share the driveway. You are totally separated from upstairs and will likely never see them, a young couple and teenager. You may hear steps as the floor is your ceiling. They tend to be very quiet.

We have had the comment that this was once a garage, patio or outdoor space

underneath the above apartment. This is in a zoned duplex area, the building is largely concrete block and has always been living space. (Hard to convert cement blocks into anything else without it being obvious)

The outside has a newly built very rustic porch made from split old growth redwood palings. A cool historic thing of the past. They were upcycled from the forests, once a fence that surrounded a ‘seed’ farm. They use to harvest cones from the top of the trees via helicopter!

Fast wi-if installed. 350-457mbps. The download speed seems to vary yet they can be called to make sure you’re getting the fastest if it goes too slow.

Other things to note

Remember to dress in layers, Pt Orford is known for its winds and it can get chilly.

We have a dehumidifier and an air purifier and now an ozone machine. We make sure they are run each cleaning and during the pre-check. It is the coast. We air it out often.

If you are very sensitive to smells, laundry detergents, soaps, cleaners are non scented. We also use natural cleaners.

It’s got fairly new carpet now, so smells of yesteryear are a thing of the past. We also have a dehumidifier, an air freshener, an ozone machine and a fan. We recently had a guest allergic to frebreeze and damprid. We have gotten rid of the damprid but the frebreeze is still there. Please do not book if you have any allergies.

In addition - we now allow pets!

We also now have an ozone machine which we will run on occasion to eliminate odors, including the musty smell that could accumulate, especially during the winter when it has empty closed up days.

The duplex is set into the hill on one side. Some may not like this ‘earth sheltered’ feature. The front of the duplex has large picture windows, so you also may not realize or ‘feel’ this. The pictures show it. It is bright and airy.

We recently bought and moved into an earth sheltered home. During the open house we saw many visitors come and look at the outside and promptly leave….not everyone’s cuppa tea — we absolutely love it. It still garnered multiple offers…. It holds heat and coolness well during the appropriate months. (Somewhere else)

There is a working propane BBQ and Adirondack style chairs to relax on. There is a short privacy fence and a composter outside.

We now have a Ring camera at the porch and front yard area for safety since the area is remote and not always occupied. (We’ve had people walk through the yard but have posted No Trespassing signs now) There are no cameras inside. (That’s just wrong!)

So if you forget to tell me when you’ve left, I’ll figure it out. I often pay attention to when you’re expected also, so I can help if needed.

Please know the outside is a work in

progress. Plants are starting to do their thing. I am beating back the Ivy that started to take over..... As you return, you'll see it change, grow and improve.

We ask that you compost and recycle. Housekeeper can empty compost when you leave-you’ll find it just to the right of the parking if you need to during your stay. Recycle is the rectangular bin next to the trash. We have to take recycle to the dump and trash pick up is every other Thursday. Please separate appropriately. The upstairs tenent shares the trash and will take it out to the curb. Please rinse recycle and use the compost. No food or dirty food containers in the trash, the animals would get to it and spread it far and wide. We now have a bear proof can!

Trash pickup is only every other week, hench the importance of ‘clean’ ‘non smelling’ trash. Please rinse recycle and recycle.....help save the earth and keep animals out of wanting to get in the trash…..

With the advent of more and more vacation rental restrictions, Curry County is regulating & defining rules. We, & guests have been compliant yet now must declare quiet hours 10pm - 7am.

Easy peezy.

We have a “COVID or contagious illness Corner” basket for your use. We’re ever diligent as it seems to be a residual constant. You’ll find more info in the home. Please bring your masks (or grab ours) and be conscious of the locals. The ‘Covid Corner’ has information, masks, gel hand sanitizer and disinfectant. Use what you need and feel free to take masks. Great for cold and flu season too! We must stay diligent…

Jan 2025…Newest update:

Home has been gone through and all walls scrubbed down to remove any mildew smells. Carpets cleaned & all bedding & linens washed.

It’s still the coast …. But smells nice and fresh now. We also have an ozone machine.
